When is a Lot Line adjustment (LLA) Permit Required?

A Lot Line Adjustment is any division of land not requiring a subdivision tract map, as specified by the Subdivision Map Act where

  • Adjustment is sought between four or less existing adjacent parcels
  • The land taken from one parcel is added to an adjacent parcel, and
  • A greater number of parcels than originally existed is not thereby created.

See the Subdivision Map Act for details. Adjustments that don’t fall within this definition may require a Parcel Map or a Final Map.

How do I get a Lot Line Adjustment Permit?
Please submit a completed Lot Line Adjustment Permit Application included in the Lot Line Adjustment Handout(PDF, 922KB), which also contains a detailed list of all other actions and documents required for initial submittal to the Engineering Division. As with all other permits issued by the Engineering Division, Authorization by the Planning Department is required before Engineering can accept any permit submittal as indicated on the permit application.

Related Fees and Deposits
A $98.00 non-refundable administrative filing fee is due upon application submittal. Also due upon 1st submittal will be plan check deposit fees of $216 plus $54 for each parcel involved. See the Fee Schedule.

What other documents do I need?
No other documents besides those listed in the Lot Line Adjustment Handout(PDF, 922KB) are required. The LLA legal document will have to be signed by all parties, notarized, and recorded with the County. The Engineering Division will forward all required documents to the County after they are finalized.
